Inventories & Check In Reports

Our Inventories & Check In Reports are comprehensive reports, detailing meter readings and locations, cleanliness and decor condition, further information on any and all furnishing, fixtures and fittings. We also ensure our compliance checks are carried out to ensure you are protected, therefore you will have a detailed report with photos, clear descriptions and compliance checks for alarms, monitors, appliances and property security to ensure your assets are protected.  

Great care is taken to ensure that you get a high level of detail on the properties and not just "good condition".

For our larger clients, all reports will be added to your very own client log in area where you can view the report, download a copy or navigate through the online report to ensure close up of photos and further comments can be seen. 

Mid-Term Visits  & Routine Visits 

In our experience, we highlight recommend any tenancy has a routine visit or mid-term visit every 180 days (6 months). This helps ensure that the property is being kept in a great condition and also a great opportunity to gets on the property and report any issues that could be developing. 

Our reports are just as details as our inventories and if we have a copy of the inventory by us or a previous clerk, we will help compare this and suggest whether the property and all items within the inventory are aging in line with the tenancy or if there is signs of neglect or damage. 

These reports are aimed to show how the property is being maintained and kept and nip any issues in the bud. 

 

Check Outs

Check out reports are crucial for handling any deposit return or disputes. 

In order to achieve the best success rate of this, we insist on being the very next person or people in the property following the tenant leaving. This ensures that no one else can be accused of causing any damage to the property ect.. 

We will compare the condition of the property to the inventory and also any routine visits we have on file to ensure we give you the best check out report. 

Just like the other reports, all of our check out reports will provide clear, and details comments, great photos, meter readings and compliance checks. 

Vacant Property Visits

Vacant property visits are crucial to ensuring the security and integrity of the property. During these inspections, it is essential to assess the condition of the premises, check for signs of unauthorised access, and document any existing issues. We help owners protect their investment. Regular visits also allow for timely maintenance and management of the property, ensuring that it remains in good condition while it is unoccupied. EPC's

Energy Performance Certificates or "EPC's" have been a legal requirement for any marketing of sales property (apart from some case where exemption applies), and all properties for rental. 

At Carr & Jones, we can provide you with a professional service by a qualified assessor and once completed, the EPC will be provided to you and also listed on the government databse.
